The option you choose for the 'Appointment Rule' determines who we need to contact, or obtain an approval from, for showing appointments.
Must Get Approval From Seller
Under this rule, when agents call to request a showing, we will inform them that we must get an approval from the seller before they may show the property, and that we will call them back with authorization. Our staff will then call the persons listed in the Contact Information section to obtain the required approval. Once we have the required approval, we will call the showing agent to provide them with authorization to show the property.
This option should also be selected in cases where the Listing Agent is the person who authorizes appointment requests - remember to put the Listing Agent's name and phone numbers in the contact information section.
Notify Seller (Leave Message)
Under this rule, when agents call to request a showing, we are able to provide the agent with authorization to show the property on the initial call. We then call the person(s) listed in the Contact Information section to notify them of the appointment. We will call the numbers in order (top to bottom) until we speak with someone directly, or are able to leave a mesage. If it is absolutely necessary to speak with or leave messages for more than one contact, please indicate so in the 'Special Instructions'.
Show Without Calling
This is the least restrictive option. No calls are required for approvals or notifications.
Agent must call Listing Agent to Schedule
Select this option for properties where the listing agent must be present at showings, or otherwise must be involved in the showing process. We will inform the showing agent of this condition, and provide them with the listing agent's contact information. It is then up to the showing agent to contact the listing agent to arrange the showing. For instances where the listing agent is just the person to approve appointments, please select 'Must Get Approval From Seller' and enter the listing agent's name and phone numbers in the Contact Information section.
